GHBA and Bold Fox Development Partner on Benefit Homes Project

The GHBA is honored to work in conjunction with Bold Fox Development and Managing Shareholder Alex Kamkar, on the GHBA’s 42nd annual charity fundraiser, the Benefit Homes Project, by helping to secure lot commitments for the future.

Bold Fox Development, launched in mid-2019, has several communities under development. Venetian Pines in Conroe is a 45-acre community near Airport Road and Loop 336 with the first homes underway early last year. Empire Communities and Chesmar Homes committed to build there with pricing from the mid $200s.

The community focuses on bringing the area’s natural beauty straight to the homeowners’ front door. When completed, Venetian Pines residents will be inspired to get outdoors and explore. They will enjoy fishing in the amenity pond, hiking and biking the community’s tree-lined trails, playing in the neighborhood parkettes and spending time with neighbors.

Alex’s approach to master-planned development also places priority on access to well-regarded schools and proximity to major thoroughfares and employment centers. “It’s about helping homeowners live their American dream,” Alex said.

Bold Fox Development is also developing a 20.8-acre tract in Tomball, with lots slated to go to builders this spring.
Located near Highway 249 at the northwest corner of Cherry Street and Holderrieth Street, the gated community will have 31, 55-foot homesites and 34, 60-foot homesites. There will also be a community park and nearly three acres of open space.

“This is prime property in a growing area,” said Alex. “Highway 249 is just about one mile away and big box shopping and a number of restaurants and other conveniences are nearby. This will be an intimate, well-positioned community.”

Chesmar Homes will be the exclusive builder in the community with pricing to be announced. Bold Fox Development and Chesmar Homes collaborated on the deal, with Chesmar Homes purchasing the land.

Bold Fox has also closed on 470 acres in Waller, Texas for a new agrarian-inspired residential community along Hwy 290, FM 362 and Owens Road.

“Attwater will provide much-needed attainably-priced housing in the city,” said Alex. “We want the community to have a pastoral ambiance in homage to the wonderful prairie land this region is known for. Future homeowners will be able to enjoy the quaint rural setting the City of Waller offers, while the proximity to Highway 290 provides an easy commute to employment in The Woodlands or the energy corridor.”

Bold Fox is partnering with builders HistoryMaker Homes, Chesmar Homes and Empire Communities in Attwater, which will have 1,200 homes. Homesites should be delivered to builders during the first quarter of 2023, Alex said. Pricing has not yet been determined.
